over the years

Hoults Yard has always been a place of industry, imagination and making things happen. Today it stands as a thriving home for businesses, carrying forward a legacy that has shaped Newcastle for generations.

Malings Pottery relocates from North Hylton to Ouseburn, beginning the site’s industrial story.

1859–1879

Under C.T. Maling & Sons, the pottery expands into one of the world’s largest producers.

1917

Edward Hoult starts Hoults Removals from a railway arch in Ouseburn, beginning the family’s legacy.

1940s

The kilns fall silent and the pottery is inactive during the war years.

1949

Hoults acquires the former pottery site, once renowned for its colourful grapefruit bowls found in homes across Britain.

1963

Pottery production officially ends, closing a major industrial chapter for Ouseburn.

1983

Hoults Removals sold to Pickfords and the site is reborn as a business park, becoming a haven for makers and creatives.

2010

The fourth generation begins with Charlie Hoult bringing new ideas inspired by London, while Annabel Hoult becomes Chair.

2010s

The Yard comes alive with events: club nights, Dr. Martens showcases, folk festivals, Radio 4 broadcasts, ballet, fan zones and weddings.

2015

Maling Exchange launches. 40,000 sq ft of regenerated workspace, welcoming a new wave of ambitious businesses.

2016

Maling Exchange wins a Building Conservation and Commercial Property RICS Award!

2018

Hypoint opens across the Tyne in Gateshead, expanding the Hoults family footprint.

2020

Haylofts opens in the city centre, right in the middle of the pandemic.

Hoults is a collection of business centres where history, creativity and enterprise all come together.

Si from the Hairy Bikers worked here before his TV career began.

Hoults Yard has featured in everything from Adidas adverts and music videos to major Hollywood productions (28 Years Later) serving as both a filming backdrop and a production hub.

Are your spaces dog friendly?

Absolutely. Whether you’re here full-time or just hiring a meeting room, your four-legged friends are welcome.

Is parking available?

Yes, though it varies by location. Hoults Yard has paid parking on site, Hypoint has a small car park on site, and while Haylofts doesn’t have its own, there are plenty of options close by.

Do I need to work in a specific industry?

Not at all. We’re home to so many businesses, with everything from accountants and designers to bakers and tattoo studios.
